Abstract
본 연구에서는 우리나라의 2,615개 도시표본가구를 대상으로 주택점유형태와 주거면적수요의 결정요인을 다항로짓표본선택모형으로 추정하여 분석하였다. 우리나라 도시가구의 주택점유형태는 가구소득과 제도권 주택융자금의 크기와 접근성과 같은 경제적 요인에 의하여 결정되며 비경제적 요인의 영향은 상대적으로 작은 것으로 나타났다. 주거면적수요의 소득탄력성과 가격탄력성은 모두 비탄력적으로 나타나고 있다. 그러나 모든 주택점유 형태에서 소득탄력성보다 가격탄력성의 절대치가 크게 나타나고 있고 차가의 경우에 그 차이가 더 크다. 이것은 소득요인보다는 가격요인이 주거면적수요에 보다 큰 영향을 주고 있?만? 실질가격상승률이 실질소득상승률보다 더 크다면 주거과밀은 보다 더 악화될 수 있음을 시사한다. 제도권 주택융자금의 크기는 주택면적수요의 중요한 결정요인중의 하나이며 특히 월세가구의 경우 제도권 주택금융시장에의 접근성 향상은 월세가구의 주거과밀 해소에 결정적인 효과를 줄 수 있는 것으로 나타났다.
This study estimates the determinants of the tenure choice and the housing size demand from the sample of the 2,615 urban households in Korea, with utilizing a multinomial logit sample selection model. The multionmial logit model estimation results show that the economic factors such as family income and accesibility to the formal mortgage market affect the tenure choice more importantly than the non-economic factors do. The two-stage OLS estimation results of the housing size demand equations show that the elasticities of both income and price are inelastic. However, the absolute magnitude of the price elasticity is greater than that of the income elasticity. This implies that the residential crowding will be severe if the increase rate of the real housing price is greater than that of the real income. The accesibility to the formal mortgage market is another important determinant of the housing size demand. Especially, the residential crowding of the monthly rent households could be effectively eliminated by the improvement of the accessibility to the formal mortgage market.
