울산시 중소형 아파트 거주자의 주택개조 후 주거만족도 유형

Abstract

본 연구의 목적은 울산시 중소형 아파트 거주자의 주거조정 및 적응행동으로 주택개조를 선택한 거주자들의 특성과 주거만족도를 알아보고자 한다. 이를 위해 조사대상 아파트의 평형은 20평대와 30평대를 조사하였다. 분석에 사용된 설문지는 228부이며, 분석방법은 신뢰도분석, 빈도분석, 요인분석, 군집분석, 일원분산분석과 교차분석을 실시하였다.

본 연구의 결론은 다음과 같다. 첫째, 조사대상 가구의 주택기조 후 주거만족도는 거실을 제외한 주요공간의 크기에 대해서 불만을 느끼고 있었고, 그 외 현관의 크기, 베란다의 활용도, 수납공간, 그리고 마감재에 대해 불만을 느끼고 있었다. 반면 만족을 느끼는 사항은 거실공간, 베란다 크기, 각 실의 배치, 그리고 개구부의 크기의 만족이 높게 나타났다. 둘째, 현 주택에 대한 주거만족도에 대한 요인은 「시설·난방만족형」, 「수납·가구만족형」, 「욕실시설만족형」, 「주요공간만족형」, 「개구부만족형」, 그리고 「베란다공간만족형」 등 6개로 나뉘어졌다. 셋째, 주거만족도에 대한 조사대상자의 유형을 살펴보면 「공간·시설불만형」, 「시설만족형」, 「공간·시설만족형」, 그리고 「공간만족형」등 4개 유형으로 분류된다. 넷째, 일반적 특성과 개조 변수에 따른 주거만족도 유형의 관련성을 조사한 결과, 거주기간, 개조경험, 개조비용에 대해서 유의미한 관련이 있는 것으로 나타났다.

The major findings are the followings; (1) After alteration, the apartment dwellers was dissatisfied with the size of the spaces except living room and they also dissatisfied with entrance size, utility of balcony, storags, and finishes. However, the dwellers were satisfied with balcony size, room arrangement, and door and window size. (2) Housing satisfaction after alteration can be classified by six different types, such as 「facilities and heating satisfaction」, 「furnishings satisfaction」, 「bathroom satisfaction」. 「space satisfaction」, 「door and window satisfaction」, and 「bacony satisfaction」. (3) The dwellers' types of housing satisfaction after alteration are 「space-facility dissatisfaction」, 「facility satisfaction」, 「space-facility satisfaction」, and 「space satisfaction」. (4) Housing satisfaction of apartment dwellers after alteration was significantly related to duration of living, alteration experience, and cost.
